Common questions
Straight answers.
When do I pay closing costs?
Your deposit is paid when your offer is accepted. Most other closing costs, like land transfer tax, legal fees and adjustments, are paid through your lawyer on or just before closing day.
Can I add closing costs to my mortgage?
Generally, no. Plan to have closing costs in cash, separate from your down payment. Your lender will want to see that the funds are available.
Do I pay HST on a resale home?
HST generally does not apply to resale homes. On new builds it is usually included in the price, and first-time buyers may qualify for GST/HST rebates.
How much should I budget in total?
It depends on your price, location, down payment and whether it is a condo. In your consultation we build your full estimate so there are no surprises.
